This is a compilation of my experience building a house in the Philippines.
I just built a house on Mindanao Island.
We built a 250 square meter house on a 300 square meter plot of land.
Land 2.6 million pesos.
Building 2.4 million pesos
In addition, roofing material, well, water works, paint, sewage tank, etc. 1.6 million pesos
2.4 million + 1.6 million = 4 million pesos
Total: 6.6 million pesos ($6.6 million)
Land: 2.6 million pesos
Building: 2.4 million pesos
Other work includes electrical work, roofing materials, wells, plumbing, painting, and sewage tanks, totaling 1.6 million pesos.
The total is 6.6 million pesos (6.6 million).
In Japanese yen, that's approximately 14,917,600 yen (14.91 million yen).10,851,000 yen.
The construction period was approximately 5 months. I think this is probably the fastest construction period ever.
He goes to the construction site every day, where his Filipino wife acts as the site supervisor, and he goes shopping for the necessary materials every day to provide them to the mison (mason) and workers. That was my daily routine. To be honest, I'm exhausted. How much easier it would be if we could just outsource everything to a construction company like in Japan. However, in this country, doing so (outsourcing everything) requires a certain level of risk and financial investment. Incidentally, my wife studied industrial technology at university. That's probably why she was able to work as a site supervisor.

Furthermore, this house was built to Japanese standards as much as possible.
If it had been built the Filipino way, it probably would have cost less than 1.5 million pesos, including the land.
Why did the building cost 4 million pesos?
1) When stacking the blocks, the rebar was so flimsy that I ended up shouting that it be made to the same standard as Japanese standards.
This photo shows a lot of rebar. If you don't specify otherwise, only one piece of rebar will be used.

 
2) Because I got angry when they started applying the concrete to the wall.
It seems that Misun and all the workers had a meeting and discussed 'In any case, let's respect the homeowner's wishes rather than focusing on cost.'.
 
3) We wired the electrical system to all rooms using both Philippine 230V and Japanese 100V (my wife was furious because this cost a lot of money).
The orange pipe is a flexible pipe. I later found out that flexible pipes also come in small, medium, and large sizes.
However, the electrical engineers couldn't even read a single-line diagram and never fully understood how many wires were needed. To make matters worse, they couldn't run wires through pipes that had been laid in a curved shape. They were constantly doing back-office work, such as breaking down concrete walls to run wires.
 
This engineer can't even wire a circuit breaker without my instructions.
In a more standard house, there are one or two circuit breakers.
They've probably never seen such complex wiring before.
4) The 230V outlets are oriented horizontally, like in the Philippines, while the 100V outlets are oriented vertically, like in Japan. I also had red "230V" stickers and green "100V" stickers made at a sticker shop and put them on all of them.
 All electrical appliance plugs have stickers on them, so even children will never get them mixed up. 5) The wiring connections here are simply twisted together with pliers. As an electrician, I couldn't accept that, so I ordered ring sleeves from Japan.
6) All the taps now dispense hot water.
7) I purchased a large water heater for a Japanese-style bath.

8) Use the widest possible drain pipes and route them in a straight line.
As you can see from this, there is no foundation work. A mesh is laid on the ground and concrete is poured directly onto it.
 
8) The ceiling and walls were painted four times.

9) The roof is made of a special coating material that is resistant to rust.

His wife estimates that building the same house in Cebu would probably cost between 20 million and 30 million yen. Would it cost 100 million yen to build in Manila?
Many construction methods in the Philippines are far removed from reinforced concrete (RC) construction. First of all, there is no rebar as a foundation. There is some, but it's just very thin rebar tied together with wire. Furthermore, the reinforcing bars used to form the columns that rise from the foundation are also thin. Other houses didn't even bother assembling the reinforcing bars like in the picture. Basically, think of it as simply assembling blocks and running reinforcing bars through them. The number of reinforcing bars is just a token amount.
Now, if you entrust the procurement of these materials and process management to a master carpenter known as a "mison" (or "mason"), he will first collude with hardware shops to inflate prices and then pocket a large portion of the rebates.
Normally, the homeowner goes to the hardware shop themselves, purchases the necessary items, transports them, and delivers them to the site. On one occasion, when Mison was in Cebu for business, she personally contacted the hardware shop and requested a kickback. However, because my wife had been negotiating a lower price until the very last minute, the hardware shop contacted her, and the attempt was thwarted.
In one case I actually witnessed, a woman married to an American man lived in the US and sent money to Mison in the Philippines, entrusting him with a project. However, he stole all the materials, the project is still unfinished, she lost her money, and the land has become a ruin.
What this shows is that building a house (or apartment) requires a trustworthy person who can dedicate themselves to the project. This trustworthy person could be a relative, family member, or friend, but they need to be able to be there for the entire nearly five-month construction period. For this reason, only wealthy people can build a decent house.
The septic tank (what is called a wastewater tank in Japan) is included in the price.
On the right, they are burying the sewage manhole. It's slanted because it's caught on the foundation. They will bury it down to 5 meters from here.
 
These are the minimum costs involved in building a house.
However, as is common practice here, electrical wiring, plumbing, painting, and furniture are handled by different specialists, so the prices will be separate.
Window frames, sashes, and glass are also sold separately.
 
The plumber didn't seem to understand when I instructed him to wrap the pipes with insulation sheets.
